Do you by law have to have a realtor to view a house

I noticed many agents said no, however, based on your question on HAR, the listings you see on HAR originate on HAR, even though they show up on various sites. A non licensed person cannot go into a home and show a listing. They would not have the ability to use someone else's Supra. Not sure why you are getting mixed answers. If I go anywhere in the country and find a listing on a multiple listing service, most likely I cannot go in the listing unless I have the authority to do so, an appropriate state license or I have an agent who is an authorized member of that Association. We are not talking about going to unlisted homes, knocking on a door and ask if they want to sell their home. Real Estate is a licensed industry and there are protocols for everyone to follow. I do a lot of market commentary and write numerous articles, all of which are published not the internet.

The problem is that we fell on some hard times while I was in school and so our credit took a hit. Mine is at about 615 while his is in the low 500’s. We have good rental history. Unfortunately, since I do not know the agents of the homes you are requesting a showing for. Its hard to answer your question. There could be several factors, including maybe not receiving your request. The best way to ensure you are able to view the homes you would like to see is to work with an agent. I have a listing that my client wants to remove during the holidays and relist Jan 1. I'd like to do this in a way that resets the CDOM. Is it better to withdrawal or terminate to do this? If I'm understanding this, a withdrawal keeps the same MLS number which I would think would show CDOM and not reset that.

The question you should ask yourself is, "what is your intent?" When you withdraw a listing it's typically for a specific purpose, a pause in the showings, but the listing is intact, meaning even though it is withdraw you are under a listing agreement with your client. When you terminate, you are ending the listing. In order to restart a listing you need to resign all new docs, not just terminate and use the old docs to stop days on the market and then start the listing up again at a later date. Just to clarify, when days on the market accumulate, it's not which is the best case scenario. The best case scenario is to understand the current economy so you have an idea of market conditions when taking on a listing. Regardless, the archives show "days on the market" or accumulated days in total so I would rethink your intent.
