On undeveloped land no. but if it's vacant land with utilities you may need to include water or septic notices if those exist.

Per the changes of Aug 17, 2024 can I still host an open house for another brokerage? If so, do I need to have any documents signed prior to the open house?

Yes! you can still host open houses for a different brokerage. The rule of having a buyer rep agreement does not prohibit us from conducting business as usual, it just provides more transparency as to how you're getting paid. You would need the buyer rep if you enter into the position of offering services to the potential client.
