Hey Trey, Great Question. In short form: Be knowledgeable about the house, go visit it the week following up. Put out street signs the morning of, Print valuable information (Seller disclosure, list of upgrades, Flood info, MUD, HOA, etc.). It's also very helpful to knock out the neighborhood the day before and invite any neighbors. Bring snacks, drinks, paper towels, hand soap, trash bags, candles, etc. Lastly, be confident and welcoming, and make sure to ask questions so you have something to remember them by when following up. Always follow up with a video of yourself thanking them. (They will appreciate the customer service).

We want to rent our first home for our family to be able to expand, we currently have 1 child and apartments are just not enough anymore. We have been in the same apartment complex since 2021 and have never been late on rent. My fiancé has a charge on his record from 2016 and it ended up getting dismissed.
