How do I view private per seller listings

Hey Diane, Great Question! If you're in Matrix, hover over the search tab, then on the drop-down you should see "Private Per Seller". Sometimes it doesn't show up, so If it's not there click on 'more" and it should be on the list and it brings you to the classic screen. Hope this helps!

I’d love to hear how Realtor pros have been collaborating with appraisers regarding estimated values for new community developments.

I have not had any appraisal issues this year. For new construction the appraisers have been successful in obtaining comps from the builders of their past sales, and using in addition to the MLS sales, Realist or other tax data for including off market sales into their reports. I haven\'t seen any issues and I do quite a bit of new build sales in Greater West Houston, mostly in KatyISD.

my client wants me to include the square footage of the detached garage in the home square footage. I do not think that I can do this

The problem with just adding the square footage to the house is that when the house is appraised, it will not be calculated in the same manor. The additional square footage probably will not be worth the same price per square foot as the main house. Generally if buyers are looking for a 3500 square foot house, they are not usually looking for a 2500 square foot house and 1000 square foot apartment. They are usually looking for a 3500 square foot house. In my opinion, it should just be added in remarks.

I am trying to plugin data from HAR IDX into my website. This will bring the MLS listing for my customer from HAR. It keeps failing to preview. How can I get some help ?

I need to be out apt by 3/31/25 and running into credit issues everywhere

Sure it's possible, but it will likely be more expensive. Some landlords charge double (or triple) deposits for applicants who have challenged credit and rental history. Landlords have discretion in whether or not they will accept challenged credit, so your search will likely take longer...and be prepared to not get the hottest thing on the market that ideal applicants want. By perfect, I mean great income, great credit, no pets, no evictions, no criminal history, and they want to move in immediately.

How do I find out which homes have assumable mortgages?

I have been able to go to WITHROAM.com and a list of assumable loans are on here with all details on current rates, current equity its up to us as realtors to call LA to ask if owner would consider. Some may not.
