The way you present your home serves as an extension of how much you care about your property and, believe it or not, targets your particular buyer. Presentation can be tricky. If you put effort into the wrong thing, it can derail the whole selling experience and leave you with low offers and long days on the market.
Most sellers I speak with just don't know where to begin or they are overwhelmed so they go to an investor like Opendoor, Offer Pad, or Orchard. What sellers don't know is these investor companies charge an up front 'reselling' fee of 5%-6% to pay for the commissions of the agents who will resell your home AFTER the investor purchases it from you. What seller's also don't know is that these companies give you $20k~ less than market value and then deduct repairs on top of that and still charge an additional 1% transaction fee. If you haven't done the math yet, that is roughly $40k+ of your equity (depending on true market value). They are using your equity to make money so you don't have to do any repairs or have any showings. For very few people, this is a very necessary evil. For most people, you need to run as fast as you can and come find me!
