It really depends on the lease, how the equipment is attached, and what everyone agreed to when it was installed. If you want to get a client review on this transaction, then I would use Google reviews (If you already have this set up) so that they can leave a review for you there and you can transfer that review over to HAR.

Hi Luis! \n\nThe lender will order the appraisal, and unfortunately, they order it whenever THEY are ready. Some order early, some order late. It can be frustrating because there is a shortage of appraisers in the Houston area, so they are all backed up. For that reason, appraisals have been coming in late, which means you may have to get a an amendment to extend the close date. I\'ve had to extend several of our most recent closings due to the appraisal coming in late. We have had clients pay extra for \"expedited\" service, but that depends on the appraiser. Some appraisers do not offer that option. Another side affect has been that some appraisers have been behaving unprofessionally, which is unfortunate, but it happens. If the lender orders the appraisal too late, that can cause headaches for everyone involved. \n\nIt will be better if your client is using a lender with whom you have a good/working relationship so you can stay in touch to find out where they are in the process. That doesn\'t always happen of course, but it is helpful when it does. (The lender I sent you the other day is great! Did you call him?)\n\nAs far as the storm is concerned, yes it would be normal for the appraisal or closing to be postponed/extended during a MAJOR storm like we had a couple of weeks ago. If that happens, it normally occurs during hurricane season. As long as you are in constant communication with all parties it shouldn\'t be a problem. \n\nHope this helps!\n\n

My buyer bought a property that was previously flooded but was remodeled

Higher Homeowners insurance, which traditionally directly impacts their monthly mortgage bill. Texas Homeowners have faced record high insurance rates over the past 3 years, a previously flooded property would only contribute to not being able to insure the home or extremely high rates. Understanding the higher possibility of not being able to live in the home for months out of the year for the foreseeable future while the home is being repaired from flooding. Two of my close friends, unrelated, are just back in their homes after flood and storm related repairs from last summer.Mold issues even if the home is livable after a flooding instance. The out of pocket cost of preparing your home with preventative measures. Ground soil stability issues leading to possible foundation issues from the weight of the house and constant flooding due to improper drainage.

Are sellers disclosures required for undeveloped land?

The sellers disclosure is useful for the sale of real property with at least one dwelling and can be useful in reference to hazardous waste, diseased trees, and other land related questions. However, with unimproved property the seller MUST inform potential buyers of transportation pipeline, including a pipeline for the transportation of natural gas, natural gas liquids, synthetic gas, liquefied petroleum gas, petroleum or a petroleum product, or a hazardous substance. If none of these apply and the land is indeed raw and unimproved then a sellers disclosure is not needed. Title commitments and surveys will normally include a majority of this information but will usually not include information much of the disclosure checklist items in section 3 of the Texas Sellers Disclosure. Check with your broker before calling the hotline. Property Code Section 5.013 states a separate seller disclosure requirement for unimproved property intended to be used for residential purposes. A seller of unimproved real property to be used for residential purposes shall provide to the purchaser of the property a written notice disclosing the location of a transportation pipeline, including a pipeline for the transportation of natural gas, natural gas liquids, synthetic gas, liquefied petroleum gas, petroleum or a petroleum product, or a hazardous substance. However, a seller is not required to give the notice if: (1) the seller is obligated under an earnest money contract to furnish a title insurance commitment to the buyer prior to closing; and (2) the buyer is entitled to terminate the contract if the buyers objections to title as permitted by the contract are not cured by the seller prior to closing.

I have a question in regards to go4rent.com, i have heard bad reviews in general and like 1-2 star online. Their application fees are expensive. So my question is, I am representing some tenants that are in the process of getting their documents in order. They do not have an itin, ss or anything where a background or credit can be checked. I know there are other ways to help people in this situation but the listing agent asked me to still go agent and have them apply. What do you all think? I feel that my clients will be wasting their money as nothing will come up and unfortunately I know that there are companies that collect applications just to get money. Hello there! I know some screening will ask for ITIN at least to verify a applicant, unless your applicant has a passport or a consular ID. If they have been here a while and have phone line and established credit somewhere , minimum will show for their credit information.

Landlord wants listing agent to run credit report and background report on applicant. Who do you use to do this and who does applicant pay for this?

I have gone through mysmartmove.com to screen tenants. Register for a free account and you can screen the applicant. I believe there are 3 tiers of screening you can chose from and either you or tenant can have option to pay for screening.
