Most sellers I speak with just don't know where to begin or they are overwhelmed so they go to an investor like Opendoor, Offer Pad, or Orchard. What sellers don't know is these investor companies charge an up front 'reselling' fee of 5%-6% to pay for the commissions of the agents who will resell your home AFTER the investor purchases it from you. What seller's also don't know is that these companies give you $20k~ less than market value and then deduct repairs on top of that and still charge an additional 1% transaction fee. If you haven't done the math yet, that is roughly $40k+ of your equity (depending on true market value). They are using your equity to make money so you don't have to do any repairs or have any showings. For very few people, this is a very necessary evil.
