Is there any way to check records to see if a house has flooded previously? Other than the SD

You can use the MatrixMLS for the flood map on the property and also see the 360 history from the house and houses near by for any documents disclosed. \n\nLot of other great answers from everyone.

I listed a water softener in my clients listing contract but failed to list on the executed 1-4 contract when the offer was accepted. Do the exclusions in the listing contract protect my client in any way?

Two separate contracts. The One to Four Resale Contract is for the buy. The listing agreement is just guidelines between your brokerage and the seller. A NonRealty Amendment would work.

2 agents from the DFW area have told me that, as a buyer, I need to check and sign the "AS IS" clause before the inspection. I know the 2nd line with AS IS states if the listed items are repaired. But they told me to check the (1st AS IS" and sign the contract even before the inspection. I refused. I am a retired real estate agent and I was taught not to sign the 1st "AS IS" unless the buyer is willing to accept the property without improvements or compensation.

Selecting AS IS on the contract doesnt take away your right to ask for repairs after the inspection (as long as youre still in the option period). It simply means that when submitting the offer, youre not requesting any repairs upfront before the inspection is completed.

Do you by law have to have a realtor to view a house

Hey Scott, great question! By law, you dont need a Realtor to view a home. However, most MLS-listed homes require an agent to schedule and accompany buyers. With that being said- since August 2024, Texas law requires buyers to have a signed Buyer Representation Agreement with their agent before that agent can show them homes. How can I find the exact sold price of a home, not a range value

That means actual sold prices arent publicly shared online in websites (like Zillow or Redfin) only show estimated sale prices or ranges As a licensed agent, I have full access to the MLS, which includes the exact sold price, closing date, and full transaction history for any property.
