Hi Shyann! Yes, you can. The easiest way to do it is, in the Matrix, select Add/Edit, then Add New, then select the property type, then Copy from Existing Listing and enter the current MLS listing number. It will copy nearly every bit of data from the current listing (except list/expire date). Save it as Incomplete, then terminate the original listing and activate the new listing. It usually takes a few minutes for the MLS to update the info. I've found it works faster if you terminate the old listing, save the new listing as coming soon, and THEN edit the coming soon listing to go active. It seems to work faster that way for whatever reason. Of course, we always discuss this process with the sellers beforehand. I've heard this called "refreshing" the listing. I've seen many agents do it and I don't know of any rules that prohibit the process. Hope this helps!

Curious on forms. Currently with Sky slope and I have forms for another state license that are uploaded and fill in the blank. Sky slope says they cannot upload forms from two different MLS. Anyone else have this issue and how did you solve it to get forms that can be electronically filled out without having to drop a million text boxes into your digital signature platform? Do we get a zipforms subscription with our membership to HAR?

I'm an agent and just wondering how long it's labeled as NEW. It seems people terminate the re-list for this reason. Is it legal?

A new listing is first 15-30 days. Realtors list and re list so the days on market start over. Yes it’s legal but you can always check out the archive page and see all history. Years ago if you re-listed there was no way to tell. Now it’s so easy to check I’m surprised anyone waste time doing that anymore.

Arpana, as Mr. Smith and others stated, it is a common misconception between to two profession that are both important in the Real Estate industry. But their answer is not 100 correct. There is, on some assignments, a lender will utilize a Bifurcated Appraisal. With this appraisal, a Third Party, not the Appraiser that signs the report, will inspect, photograph, measure the house, and complete a Property Data Collection Report. Then this information is sent to the lender who intern will engage an appraiser to complete the report never actually visiting the house. The Third Party can be another appraiser, a Real Estate Agent, or even an inspector, but they can also be a NON-License property service professional. As I am both a Relator and an Appraiser, I do not accept or participate in these assignments.
