If you\'re listing a home in a MUD area, do you categorize it as Water District or Public Water, and why? I\'m trying to narrow a search where my buyer does not want to be in a MUD, but find that most agents use Public Water as their water source. According to TECQ, \"a water district is a local, governmental entity that provides limited services to its customers and residents. Examples of water districts include municipal utility districts, water control and improvement districts, special utility districts, and river authorities.\" Am I over-thinking this?

I think Sharon\'s question is more like: Is there any way to filter the search so the results only show the properties without MUD. \n\nThe answer is: No\n\nMaybe we can suggest MLS to think about it.

How do you feel about \"coming soon\" listings, where the brokerage ends up selling in-house before the listing even goes on MLS?

Just called an an agent with a “coming soon” sign... She was not forthcoming... no price and couldn\'t give me any information about home..\nSaid.. i could leave a name and number and would call me in a couple weeks when home was ready to go on market ... so .. who IS benefiting from this “ coming soon” sign ???
