Best ways to a home with acreage

Hey Darren, I'm a bit confused by your answer. Do you mean to buy or to sell?

Have a client that wants to less than 10% downpayment. She's self-employed has a lot of deductions on her taxes so having trouble getting approved for an FHA loan. I'm looking for a lender that is willing to do Bank Statement Loan with less than 10% downpayment. Please send me recommendations.

Tenant paid rent through the end of the lease, cleaned and cleared the property, checked on the unit weekly or bi weekly, collected mail, etc. Did not terminate the lease, expressed to mgmt that they could show and rent the unit if needed. Landlord rented the unit without any word to current tenant. While checking on the mail and property, tenant meets new occupant. Both are startled. What monies (rent, sec dep, etc.) should the tenant be able to recover?

Hey Robin, Great Question, but also sorry to hear about that. Generally, the current tenant should still have the right to occupy the rented property under the lease, unless the tenant surrendered occupancy back to the landlord. When adding a new listing, do you have to have a virtual link?

Hey Jennifer, Great Question! I have found that most agents won't post a virtual link, and by no means is it required. Typically, I record home yours my self on any of my listings and provide a link to that social media post. Not only will it draw clients to your social media pages, but it will also be a better video most likely. Unless you have a photographer that is willing to do a professional walk-through. I imagine this is a very helpful tool for out-of-town clients. However, I've just found it easier and cheaper to make my own video tour and use apps like Cap Cut or Splice to edit the videos quickly. Representing the Buyer. Does the Buyer have to disclose inspection reports before asking for any repairs?

Robin! No ma'am, they do not HAVE to! However, most savvy listing agents will suggest to their client that if they are considering the repair of the item(s) for the buyer(s), then it would be ideal to see the proof of the item in question actually being deficient. A savvy listing agent might also ask that a buyer/buyers agent does NOT send the full report, but rather ONLY the items from the report that the buyer is asking to be repaired. Now, if the sellers do not plan to repair the items either way, then it would be best to simply say that the sellers don't wish to negotiate any further or do any repairs and leave it at that! Pros and cons to a lease back or delay closing for a cash buyer who doesnt need to move in right away, but seller may need a little time to move (less than one month.)

Typically everyone wants to close as soon as possible. Sellers get their funds, Buyers now own the home! Sellers then become a \"tenant\" and move out at the end of the Temporary Sellers Lease. This is only if the Buyer is willing to work with them. These types of agreements are typically set up when negotiating the initial offer and not mid-stream. The Buyer does not have to agree to this and can force the Seller to close/provide possession per the contract or the Seller is in default. To get this agreement worked out the Buyers may want something in return so be aware.\n\nTo have this work out the Sellers may pay rent, a deposit per the lease terms...maybe they don\'t. I believe it is a win/win to close as scheduled and do this temporary lease. Make sure all insurance is in place for the new homeowner and the Sellers/Tenants will need some renters insurance as well. \n\nPS: The opposite is true with a Buyer\'s Temporary Lease. If you are a platinum subscriber, you can go into matrix and click on My Matrix at the top, this will give you a drop-down menu and at the bottom click on transaction desk. This system will have all of the updated documents. Transaction desk allows you to fill out the forms and send them to clients to obtain their electronic signature.
