Does anyone have a source for the closet requirement? I have never found anything in MLS, HUD, FHA, or International Residential Code that local jurisdictions follow requiring closets in bedrooms. It seems more of a "Best Practice" and not regulated by any governing organization. Of course, windows, doors, minimum sizes, heat, and electrical, etc., have well documented and published requirements that must be followed for bedrooms, but nothing about closets. Any help appreciated...
According to the tax collector assessor every room that has a closet is a bedroom (except for the kitchen that has a pantry!) So you won't see a closet in the study.
A bedroom needs to have a window and a build-in closet in the room to be officially considered a bedroom. You can of course list an extra room, bonus room etc. that can be used as a bedroom but 'officially' a build in closet is a requirement to be considered a 'legal' bedroom.
Most appraisers consider a room a bedroom if it has a closet and if it has privacy, or a door. A bedroom also needs a way out other than a door, a window. Lofts are an exception. Most lofts do offer privacy, but lack a closet and obviously have no door.
Great question. I heard somewhere that a bedroom must have two methods of ingress and egress, usually a door and a window. I'm curiuos to see what answers you get.
A bedroom must have a closet, a window, and direct access to a bathroom. (The bathroom must be on the same level as the bedroom and must contain a shower or bathtub.) I'm not sure of an MLS rule.
