My client has expressed that they would like to opt out of having a for sale sign posted in the yard for sake of privacy from neighbors. If possible, is there any special document or approval needed to do so?
Yes, typically when either seller requests or if HOA limits or doesn't allow installation of for sale signs in/around the development. However if neither of those are the reason for not installing a sign, it's worth noting physical signs are a great tool to encourage drive by enquiries from those who otherwise may not be looking online or unaware the home is for sale. Also a great marketing tool for Brokerage/Realtors too driving other real estate opportunities.

If you have really curious neighbors they will ask the people they see coming and going from the property. I had a client who did not want the lockbox on the door. She wanted me to give access to each client. Thank God we were neighbors and the house sold the first day it was listed. Out of respect for your client, try to do what you can to honor their wishes. Yes, some request might seem strange but this client could bring more referrals your way.
You never want to because it’s hard to sell a home no one knows is for sell. On the listing agreement there is a place to put they do not want a sign. I would try very hard to talk anyone from doing this. Not a good marketing idea.
