Can a seller deny buyer to do a final walk through?

Contract extended with an amendment, seller was happy but signed amendment. Listing agent removed supra from door which is fine but I’m asking for access at reasonable times for the listing agent to let us walk through before signing and listing agent stated she doesn’t have time and has denied our request to walk through before closing. My buyer wants to confirm home is in same condition as contract was written before signing as we haven’t been in home in several weeks since it was inspected during option period.

No - per Contract Section 7A, "Seller shall permit Buyer and Buyer’s agents access to the Property at reasonable times." A buyer walkthrough is considered 'reasonable'. I always conduct my buyer walkthroughs ~2 days before closing because IF there are any issues, buyer/seller have sufficient time to address and resolve prior to closing.

No, a seller cannot deny a buyer a final walk through. This action could delay or cancel closing. The buyer has a right to inspect for agreed repairs and to make sure that all systems are in working order.

Per TXR-1925 the buyer has the right to walk the home. And per 1-4, Page 4 section 7A, the seller should permit the buyers and buyer's agent access to the property at reasonable times.

I do "walk through" with my Buyers on the way to the closing. I usually meet with my Buyers at the house and then drive over to the Title Company. I send my Buyers the form to sign electronically right after the walk through. I arrange the walk through a few days in advance. Also, I always communicate with the Listing agent in writing how we would get the key/remotes/any manuals so that my Buyers will get them right after transaction is funded so there is no confusion where is the key. So, the answer is NO. Not a chance! Lenders have their clear to close. This is my Realtor "clear to close"!

Per the1-4 the sellers have to allow access to home for inspections and walk through. If the buyer did not give notice and the seller is still working on getting out I could see the seller asking them to reschedule.

All good answers. Buyer gets to inspect at "reasonable times". Two steps to solve your dilemma maybe: Gently let listing agent know the buyer will insist on a walk. And two, have understanding the listing agent is too busy, ask if seller can possibly help, and most importantly offer to fetch the key from listing agent at their convenience and return the key at their convenience. There's a real buyer's agent right there.

No! Per the 1-4 Residential Contract buyer has the right to a final walkthrough.

No - TXR Form - 1925

I agree with the others. Big red flag. But something tells me this isn’t the first red flag. I hope you have the walk thru refusal in writing either by text or email. There is no way I’d let my clients be refused their walk thru. Final walk thru is the last breath of fresh air before closing.

Scenario: contract executed. Closing is 30 days away. Final walk thru is normally the day of or the day before. Hurricane Harvey hits on day 27. THOUSANDS of homes flooded. Imagine if you closed and didn’t do a final walk thru on one of them.

Per contract, no and the listing agent nor the seller does not do the walk through. It's for the buyer accompanied by their agent. Any refusal for a walk through would be a HUGE concern.

Per the1-4 the sellers have to allow access to home for inspections and walk through. The listing agent should not of removed the supra before the walkthrough. Sounds like an inexperienced realtor that's new and doesn't understand how it's done. The walk through form protects the sellers so the listing agent is doing a huge injustice to their client by not allowing. Call the broker they will appreciate the call and will enlighten the agent.

Sounds like a red flag to me. Buyer can opt to not do a walk throuh but seller nor agent can deny a buyer from their final walk through. Sounds like there won't be a closing.....
