Although it seems that the real estate market is still on the rise for Houston, it seems that may be more skewed towards luxury homes or new construction. I have a 3 story townhouse in 77019 at 2239 sqft, built in 1997, with minimal upgrades, may not sell well. Meanwhile I see that many other townhomes in my area sell, but after sitting on the market for months....an in various cases, to get off and on the market over the course of several months even, with significant price reductions over time. Do you have any statistics such as time on market for this 77019 area? Do you have any statistics for single family homes or townhouses building in the '97 to '05 time frame with recent sales price per sqft? Thank you

Listing times can vary with area and calendar time and pricing. Certain zip codes may have sell statistics that are different than others and at specific times. In general, an agent can do a comparable for you to retrieve this information. This is an average, and there are a few other factors that play a part in this data as well.

Good question James!

As mentioned, townhomes may have more DOM ( days on market) than traditional single family homes, especially 1 story homes.

Through my experience, having a 3 story house does reduce the target market towards who would be interested in purchasing. 3 flights of stairs can become a burden after a period of time.

But your zipcode is in a great part of the city, and people might be looking for a great deal if there is some simple DIY fixes they could complete for upgrading the home. Best of luck, I hope this helps!

Hi Megan,

James,

Sales of townhomes and condos have declined slightly comparing to previous years, but it always took longer to sell a townhome versus single family home.
Without knowing your price tag and features, it's hard to tell in your particular scenario, but I can tell you it takes anywhere from 2 days to over a year to find a buyer for townhouse or condo in zip code 77019.

If you'd like, I'll be happy to narrow it down and provide you with a market snapshot.

Thank you,
