When interviewing Realtors you can ask if they've taken the Farm and Ranch Real Estate course. Agents most interested in land sales and sales of acreage with improvements will have taken this course, or a similar one. The course covers a wide variety of topics mineral rights, rural contracts, water issues, environmental issues, grasses, etc.
Also interview agents and ask about their transaction experience with land sales. Land sales with or without improvements can be a complicated endeavor. Best to work with someone with both the formal education and experience in these types of transactions.
