Most of the time before a builder will start building on a lot you have to own the lot. It might be different with the builder you use. I'm not sure but my experience was you have to own the lot.

Always a good idea, better yet, already have an architect design your dream home then look for the lot it will fit on, then work with the builder....

You dont have to have anyone check the lot. You do need to make sure the house you want to build will fit on it. I would think long and twice before buying a lot now to build on later. We did that and they put in a trailer park next door 2 years after we purchased. Also since its not improved you cant write any of it off but if you wait to buy and build together you can write a lot of your expenses off.Good Luck.

Technically you should have a designer/ architect take a look at the lot survey to check for easements, setback and building lines in addition to giving ideas on what can be built on the property. Yes, you should. You should have your builder evaluate the lot for the structure you intend to build. You do not want to own a lot that is unsuitable for your project. Also, i assume that you have already checked for restrictions, HOA, flood zone,subsidence and drainage and any local ordinances that might impair your ability to build your project.
