Anita, To search unrestricted properties it is best to use the HAR feature under Restrictions and click No Restrictions. Next I would put in the parameters you seek, beds, baths, SF, Lot size, etc. Finally, go to the map and see the area. Hope that helps.
Annetta! There are plenty of unrestricted properties all over the various areas of our Houston market! You can make it easier to find them by adding the unrestricted criteria selection to a home search in matrix! If a property with no restrictions is important to your client, make sure you safeguard them in the contract by utilizing the objections paragraph, so that if title uncovers some type of restrictions while you are under contract, you can get them out without loss of their earnest money! I find that the "unrestricted" category may not be selected on some listings. Once you choose your search criteria (area, price, etc.) you can do a quick view of the subdivisions which is telling. If "subdivision" is left blank or shows as unk (unknown), rural or a tract name, chances are likely that it is unrestricted. It is worth a call to verify.
Unrestricted properties are located throughout many areas. Unrestricted properties give you freedom to use the property as you see fit without deed restrictions. However, there are times that a beautiful unrestricted property can be near other properties that may not be cared for. Just keep that in mind as you search. Just FYI, I have a beautiful listing now on over 2 acres which is unrestricted.
Hello Annetta,You can find "unrestricted" properties throughout the MLS. Under single-family and country homes/acreage searches look under the box "restrictions". Under a search for Land look for the box indicating "land use". Good luck.Mark McNitt, MarkKnowsHouston.com Bernstein Realty 832-567-4357
