am i required to have a realtor representative?

i am looking to rent a home in Houston, Texas and upon me calling trying to see if i can schedule for a virtual showing the realtor told me i need a realtor representative to proceed further with my reques. Please help!

Having representation in Texas is NOT mandatory, but there are numerous advantages to having an agent who can advocate for your best interests as a buyer, tenant, or seller. You are not required but it's in your best interest to get buyer representation. It will save you hundreds of phone calls trying to get in touch with people wanting to rent, and then agreeing to a mutually convenient date to schedule showings. Also, you will have someone in your corner who will act in your best interest.

Hi Michaela! You are not required to have a realtor represent you for any real estate transaction, but some sellers, landlords, and agents will not work with people who do not have representation. The reason for that is because "dual agency" is illegal in the state of Texas. Dual agency is when one agent/broker represents two different clients on the same transaction. That is illegal in Texas. Real estate brokers can act as intermediaries, which means they can serve as a negotiator between the two parties involved only when they have obtained consent from both parties. The official definition from TREC is: "An intermediary is a broker who negotiates the transaction between the parties when the broker or a sales agent sponsored by the broker has obtained consent from the parties to represent both the buyer and the seller. The broker intermediary may, with the written consent of the parties, appoint separate individual license holder associated with the broker to work with and advise the party to whom they have been appointed." [TRELA 1101.558-1101.561 and 1101.651(d)] That situation can be tricky, which is why many brokers and agents prefer to only work with people who have representation.
