how do I get alerts to new homes on the maket? in a certain area with certain parameters?

I need lakefront properties in two areas of Montgomery County that come on the market or are coming soon

Firstly you are going to want to configure a search in Matrix, similar to how you do for your buyers, sellers, or renters, and then direct the auto email to yourself and make sure you swap the activity from "daily" to "asap" so that your clients get notified first. If you're unfamiliar with this process or wish to enhance your skills, HAR provides classes that could be beneficial. Judy, You would set up a search in matrix, just as you would for any of your buyers, and then send that auto email to yourself. Judy,Since you are an agent you can add that on your matrix and it will automatically send to your clients. I do recommend you take a matrix class because you learn so much from the class. We / I enjoy assisting potential clients!Of course, you can go to Har/MLS as a consumer if you're a consumer do the same in settings! Easy. Employ a good Realtor who knows how to set up in the HAR System. Provide parameters such as price, size bed/bath count, lot type and amenities (golf course, water etc) Best if you limit and cast a wide net as not all properties are properly listed. I suggest using the map search and manually delineating.

Agents can set Alerts in Metrics according to their clients needs which also includes Neighbour hood. Your client gets an email and you also get so you both are on same page with property details.

There are several ways you can do it independently but the most efficient is to contact a local Realtor who can create the best criteria filters for your needs. I would do it for you without the need of any representation agreement.

On the agent side, go into your Matrix and click on search. Enter the criteria and click results. From the results screen, click on save and auto email. Either add new contact info or chose existing contact. Current results and new listings will automatically be sent as they become available.

When you go into your Matrix and do a search with your clients criteria, from the results screen click on save and click on auto email. Any new listings will go to both, you and or your client automatically. Hope this helped.

When you're a member of the HAR you will have access to the MLS system. Once you have access you can set yourself up on a custom home search based on your criteria. I would highly recommend taking a training to learn more about the MLS system for future use. Good Luck!

If you are a realtor, please access Matrix MLS. If you are not a realtor, you can create a consumer login. Once logged in, you can start searching for homes using various parameters such as price range, zip code, subdivision, number of bedrooms, square footage, minimum year built, and more.Once you have obtained your search results, you will find a save icon that allows you to create alerts using those specific parameters. You can select the frequency and time for receiving automatic alerts (if using Matrix MLS). For realtors using Matrix MLS, your clients will receive an initial welcome email from HAR. If you are a consumer, based on your search criteria, you will receive emails containing both existing and new listings that match your specified criteria. Also HAR has some great classes that walk you through this process. Some of them can be accessed real time.

As a realtor you can set yourself up for a search, same as you would a buyer. I often set myself up on coming soon searches or for other hot ticket items like lake front, golf courses, no restrictions. Especially if it's a farm area. It's a great way to get to know your inventory without bombarding your clients with properties thay may not be interested in. I also set up the same search on zillow and realtor.comWhen setting up a customized search for your client, you can also use the concierge feature. It sends the listings to your first, so you can review them before they go to your clients inbox.

I use HAR to get alerts for new homes in any area. In HAR go to filters and choose for sale then the city or zip code and click save search button. You will get alerts of any new home in that criteria.

Hello Judy when you go into Matrix and do a search, from the results screen click on save and click on auto email. The new listings will go to you andor your client so they receive homes that meet their criteria automatically. If you wish to screen the homes that are sent to them you have to check the box that says "concierge" to enable the results of the new listings to come to you first to approve them prior to going to your client. You set yourself up just like you would for a new buyer. You go in and create a search with the zip code or subdivision name. Put in as much criteria as you want. I leave mine wide open so I get to see everything that comes up. I think you have to be a platinum member to do this. Of course set yourself up as a buyer in Realtor.com and Zillow to make sure you dont miss anything.
