As a renter, is it normal or a service provided to have your own leasing agent to represent you? Is there an industry term for the service or specific type of agent I am looking for?

I typically rent condos from owners represented by agents and haven't had too many issues. I don't know the technical term for the document, but generally have to sign what seems like a non compete with their agent where I can only lease through them for so many months which usually goes through my previous lease. This is before I see any rental paperwork so nothing is set in stone. Is there a type of agent that provides protections to me as a renter and will look after my interest in the contract? I am assuming after procurement and a lease is signed their job would be over and any issues would be direct with the owner of the unit if this is something that is available. Is there a range or average of industry rates for this service and is it typical to request services for leases around 700-900 sq ft?

Chris! This is a very helpful question! I believe MANY consumers are not aware that there are realtors readily available to represent them as tenants to find a rental! Someone on their side to ensure their interests are protected too and that they are well informed and educated every step of the way! The greatest thing is that, generally, the agent representing the tenant is paid by the listing broker of the property, so this service won’t be paid for out of your pocket!
