Bought a house that was previously a rental property without homestead exemption

In Aug 2022, I sold my house and moved into another bigger house in the same street in Austin, Tx. My old house was on a homestead exemption but the house I bought was not on homestead exemption. The previous owner had rented the house and of course was not on Homestead exemption. When I moved, I couldn't sign up for homestead until it was Jan 2023. Now the house that I bought, I had to pay huge property tax through escrow account.

So my question is:

1. Is there a way to claim the homestead exemption for the property tax that is already paid for the year 2022? Is there any kind of refund claim I can make?

2. There are many houses in the street and neighborhood similar to mine paying much lesser property tax. If I protest, can my taxes match to that of my neighbors? And what are the chances?

3. Any recommendations on companies who can contest the property tax value considering all the above mentioned details? I see most of the companies ask me to just fill up the form and they automatically go fight my case w/o understanding all the above that I have explained?

Unfortunately, you cannot retroactively claim a homestead exemption for the property tax already paid for 2022. Homestead exemptions typically apply to the tax year in which the property was your primary residence as of January 1st. Since you moved into the new house in August 2022 and applied for the homestead exemption in January 2023, the exemption will only be applicable for the tax year 2023 and onwards. You can undoubtedly protest your property tax assessment if you believe it is too high compared to similar properties in your neighborhood. The chances of success in this process vary depending on the accuracy of your assessment and the supporting evidence you provide. To improve your chances, gather data on comparable properties in your neighborhood, their assessed values, and the taxes they pay. You can use this information to build a case for a lower assessment. Several property tax consulting firms can help you contest your property tax value. Choosing a company that takes the time to understand your unique situation and is experienced in handling cases like yours is essential. To find a reputable company, you can: Ask for recommendations from friends, family, or neighbors who have successfully contested their property taxes. Check online reviews and testimonials. Consult with local real estate agents or tax professionals familiar with the process. Once you have shortlisted a few companies, discuss your case with them to determine which one is most suitable for your needs. Remember to ask about their fees, success rates, and the level of support they provide throughout the process. David Smith Blok & Blvd. Realty 281-732-3090
