What is really going on?

My agent placed an offer for a house for the asking price. We were advised there were a lot of offers. We increased the offer amount. The seller's agent again said they've received several offers, the seller wants more money. Last year the house appraised for much less than the original asking price. If the seller wanted more money why didn't they list the price for the amount they wanted. What is really going on.

As listing agents we price the house according to what the market shows us properties are selling for. We cannot predict what buyers are going to offer

Unfortunately that is happening frequently in this market. Inventory continues to drop and more buyers are competing for the same houses which is driving the price up. The listing agent may have priced the property appropriately based on the recent comps. They may have priced it low to encourage multiple offer but it's more likely that the listing agent was surprised by the high offers as well. They of course are going to accept the best offer. We recently represented a buyer on an offer that was 9%aboveve list price in a popular area. The listing agent told us there were 25 offer. Our buyers were extremely qualified so another buyer paid more. We didn't get it being 9% over list price! It can be extremely frustrating for buyers and buyer's agents but we cant control the market. By the way...Our buyers did get an offer accepted on the next house they made an offer on and I think it will be a much better buy for them. Interest rates are still great and prices are going up so I hope you guys have good luck and the next one is your new home!
