Work with a direct owner rather than management company, you may have luck finding such rentals in the Green Sheet.

As a property manager myself, I would say possible if you offer other guarantee: more deposit or a guarantor.
You will have to demonstrate to the landlord that you will take care of his place which is his first concern.
Best of luck. What price range are you looking at?

Yes it is possible to get a place with 2 broken leases, but you are going to have to find a realtor to work with helping you locate a place & be upfront with everything. You will need to write an explanation letter & you will have to pay a higher deposit. Hope this helps & let me know if I can help you with anything else

Hi!

Please work with a realtor to get a complete application filled out, including detailed explanations for broken leases! If your realtor knows your situation, he/she can explain this to the landlord's agent.

While most landlords factor in the whole picture, which is the reason you should be up front about everything, the fact that there are two broken leases will most definitely be a concern to the landlord, unless it were for reasons related to relocation, military, etc. If they do get comfortable with it, there is a likely chance they will ask for extra deposit, and that's normal. Ninety-nine percent of Landlords will require background and credit. Just know that this is the reason you are up front about any hardships you have come across. It is better to explain this ahead of time, before the landlord has to ask questions about it. I have helped several families who had experienced hard times secure leases b/c everything was laid out on the table! Again, the reason for the broken leases will be key!

I hope this was helpful.

My first question as a landlord would be, Why? That is an important part that is left out in order for me to be able to answer. An immediate answer would be extended stay hotels or weekly apartment type rentals may be a possibility. Or a private owner that does not do applications with background and housing check. You may be able to explain why the leases were broken and provide backup if good reasons behind it. Some circumstances make it legal to break the lease like military relocation.
