Should I have my realtor accompany to view open houses?

It's not necessary to have your realtor with you! However, it may be helpful if they're available! In the event you have any questions that you'd like answered right away. The agent hosting could be overwhelmed with other occupants.

You certainly can, but you do not have to go with your realtor. Being proactive is great as long as you communicate with your agent.

No but it's a good idea. Your realtor will advise you of things you just wouldn't think about. For example, don't run in saying "I have to have it! It's perfect! I love it!" You'll lose all negotiation leverage instantly. lol. Either way, let them know you have a realtor so they can focus more on other guests and give you peace.

Yes, it is generally advisable to have the Realtor who is representing you to attend any open houses you go to. Keep in mind, the agent holding the open house represents the seller's best interest, not your own best interest!

It's always great to have your realtor with you. Please let your realtor what open house you're going to see. Also make sure that you tell the agent hosting the open house. You're working with a realtor. Most buyers agents don't mind if you go to view open houses just let them know.

Depends on the clients, I am catering to their needs and at the same time want to give them privacy if asked for. I will start with few houses along with them to understand their taste, wants and needs. I would also like to point at staging, decorations and color ideas to do once they own a place.

I will arm them with my business cards and ask them to inform the realtor in the open house that you are already have one.

Open Houses are a great way to check out potential home options! Since you and your agent are working together towards the same goal-Finding Your New Home-I find that Buyers going to Open Houses can be a huge Time Saving Tool! As the Agent, I provide my Clients with a List of Open Houses and Encourage them to Go See as many as they can when we are not together. Dually Noting, that they let the Listing Agent know they are already represented by Me, as a professional courtesy to them. I also arm them with a stack of My Business Cards to leave with each Listing Agent for follow up & Feedback,.

I like to accompany my clients whenever possible. I see things that they don't notice. You can also find out information about the level of interest by talking to the listing agent. This determines how quickly you need to move on an offer. If I can't be there I will schedule a preview and give them my opinion ASAP.

In short you don't need to but your realtor can come also. I often 'drop by' open house when I am showing houses for clients.

That's a great question. If you are working with a realtor and happen to see an open you'd like to stop by - then do it! Just let the host agent know that you are represented by another REALTOR® already. You can take their card or sign in and let your realtor know if it is a property you might be interested in. I would never prevent my clients from seeing a property without me in that case. I would love to accompany them of course, but in the case of an open house, that is not always possible. The realtor that is hosting the open house will appreciate you letting him/her know your situation. They are happy to have traffic for the open house!

It is always better to have your Realtor accompany you to see the open house if available. But if you come across an open house do let your Realtor know about it to get his or her opinion of the house you saw and it is also good to let the host of the open house know that you are working with a Realtor already.

De'Lisa, Great question, and you're getting some really good responses! However, I wanted to add, that you don't have to have your realtor go along with you. I give my clients plenty of business cards and an Open House Hunting packet that goes over what they should look at when going to an open house if they choose to do so without asking me to come along. While, I do enjoy my clients, and I love showing them houses that may potentially fit their needs, I also understand that my clients don't always want me tagging around with them if they want to go to an open house, so I give them freedom to request that I go with them. Having your realtor walk with you at an open house can benefit you in a number of ways, allow me to explain what we do at an open house as a host. Normally, the hosting agent is not the listing agent, and is holding the house open for the listing agent so they may be able to represent any person is interested in the house at the open house event. Also, this is a really good way to interview potential client, and for consumers to interview their potential realtor (if they don't already have one). If this is the case, the Host will ask you several questions, don't worry, they are trying to qualify you with either the house they are showing currently, or any number of their brokerage's listings or other listings that they have shown to other clients, which didn't fit their needs, but may fit yours. Some questions can be a bit intrusive, but its because they want to weed out the houses that just don't work for your expressed needs. If you are working with a realtor, like I tell my clients, greet the host, and be nice, but do tell them that you are currently working with an agent and if you like the house you'll be discussing it with your realtor. If your agent is available absolutely. If not, be sure to tell the person hosting the open house you are represented by a Realtor. I recently hosted an open house and the buyer's agent was out of town so it was their only way to see the home. They loved it and their agent wrote up the offer when she arrived back in town.

I usually recommend to my clients that they have me accompany them to open houses. Sometimes they find a house they want to make an offer on and it is better for the buyer agent to be available when they do.
