At one time it was priviledged information shared by realtors, today it is a valuable source of information for buyers, sellers and the general public. For some of us it as a source of entertainment, I can look for hours dreaming of that beach house I want on Crystal Beach. As a realtor I use it to find listing to show to buyers, comps for sellers, if upgrades are the norm or true upgrades in a neighborhood. You can check the location and neighborhoods through the Map, this can be a true gas saver. The list of uses for the MLS goes on and on. It is vital to Real Estate for both the consumer and the Realtor.
MLS is Multiple Listings Service. It's the place Realtors share information with other Realtors about property they have listed This facilitates co-ops between brokers. One Realtor may have a perfect listing for another broker's buyer. Realtors also share information about property that has closed which is used by other to determine value. MLS also establishes a contractual agreement with other Reator/Brokers in reference to compensation.
In addition to the answers here, I think it is important to add that in Houston our MLS data is on a public-facing website. That website is www.HAR.com and "public-facing" means that you do not have to be a realtor to access the "multiple listings" of property/land for sale/lease in our area. Please be aware that this not true in many other places in the country. There remain some areas where MLS information is not (as easily) accessible or available to consumers as it is here in Houston.
