What does "MLS sqft" mean when it is different from appraisal sqft when they are different?

I'm looking at a property that has a MLS of 2900 sqft and an official tax appraisal of 2400 sqft.. Why is there a difference? What is the MLS sqft?

The seller may have increased or decreased the size of the property. Square footage can be listed according to Appraisal, Appraisal District, Builder or Seller. It's a simple toggle on the matrix editing pages.

I would ask the agent to provide you with the information to back up the additional sq. footage ( i.e. an appraiser's measurement) . In my opinion, if you submit to mls a higher sq. footage than the appraisal district there should be documentation to support it.

MLS SF source can be the appraisal district or the owner. Sometimes the appraisal district is incorrect. If it is a significant difference, I would simply remeasure it myself.

There may be additional square footage the appraisal district isn't catching - for instance a recent addition, or a portion of space that's being sketched incorrectly.

It means that that is the value the agent put in the listing versus what the appraised square footage is. I would place more stock on the appraised square footage unless there was an extension or additional room added to the house after the last appraisal was done.
