I just completed my first transaction, buyers agent. How do I requet a review through HAR?

You will get an email from HAR. In it there will be a link for to a survey for your clients to fill out. You should get it a few days after your closing.

Why don't my commercial sales show on my HAR profile?

Hi There. I recently sold in Stonecreek Estates. The first sections were K-Hovnonian, Mertiage and Westin builders. This next phase is Perry.- their model is beautiful and they have inventory. Perry also offers good incentives to agents....Price point in here is 300s and up. There is also Bonbrook Plantation and Walnut Creek and lots of pockets building up all over the place. If you go South on 59 and exit Williams Way and go Left under the freeway for a minute you will start to see the new growth. Zoned to George Ranch HS. Honesty, good ethics and definitely good old fashioned hard work! If they don\'t call you back in a timely manner and you have to keep calling them, they are not working for you. Or I must say if you are talking to their unlicensed assistant more than the Realtor, forget it! This is one of the biggest investments and they should be treating you with the up most respect. I been selling for 22 years and Im still excited about my job and communication is key. Your success is my success and I will make sure I have worked my hardest for you to obtain your goal.

I have buyers who are hesitant to move forward with a purchase because they’re concerned about rising interest rates and unemployment in Houston and the surrounding areas. What would be the best approach to help them overcome these concerns?

Thats a great question. I always validate their question and assure them that I am here to support them in whatever decision they make-I never want anyone to feel backed into a corner. What we do know is that home prices have been increasing year over year as have rental prices. As long as they plan on staying in their home for at least 5 years, buying is the best option. Renting may feel safer in the short term, but its like standing on a treadmillyoure paying each month and staying in place. Buying, even at a higher rate, is like climbing a hillit feels harder at first, but every step builds equity, stability, and future wealth. Plus, you can always refinance, but you cant refund rent. Houstons population growth keeps housing demand strong (people moving for energy, medical, and tech jobs) and I dont see that changing. Look at home prices year over year-it doesnt matter when I ask this question, EVERYONE I know says they wish they would have bought their house 8-10 years ago! If (big IF) interest rates drop considerably by 1, then home prices will rise again due to demand-it is better to get in now with a great home that they can afford to buy and maintain. Bottom line though, the decision is theirs!

What is the best elementary school in Katy, Texas??

Is a normal question as any parent looking into relocate and providing a few names of schools and remain them to do their home work visit each school also charter schools in the neighborhood are some other school to consider. what is the best way to deal when repairs are not done and option period is about to due?

It’s important to know that repairs do not have to be completed during the Option Period. They only have to be agreed upon. If at an impasse on agreement then you may extend the option period, just know that funds to extend must be exchanged before execution of the agreement. I hope this answers your question.

Can homes still be shown in Montgomery county?

Before yesterday the answer was no in Montgomery County. As of yesterday, Governor Abbott declared real estate an essential services which supersedes previous county declarations. So your answer is YES as of today, but please understand that things are not business as usual and exercise caution. Your realtor should carry wipes, sanitizer and TP (lol).

Currently looking to relocate to TX from PR and not sure how and when in the process inspection of the home take place. Construction is totally different from PR and I\'m afraid to buy a home with issues.

A home inspection may take place at any point during the executed contract (when both parties have signed).
