I am HAR member. My question is. Do I need to have a new membership for Dallas area? or what are my options if my client and the house he wants so sell is in Dallas and I am his Realtor.

Since Texas real estate licenses are valid statewide, you are legally allowed to represent the client, but the logistics of MLS access and local expertise are the main hurdles.You do not necessarily need a full secondary board membership. Many boards, including the North Texas Real Estate Information Systems (NTREIS) which covers Dallas, offer "MLS Only" or "MLS Participant" access for agents who are already members of another board like HAR.You can refer the client to a local Dallas agent.Negotiate a referral fee (commonly 2535) where you hand off the lead but still receive a portion of the commission at closing. Also, you can partner with a Dallas-based agent to co-list the home.

I purchased 1 off facebook marketplace for $75.00 and 4 other from a n agent switching to a team to be a transaction coordinator at $50.00. Maybe search FB Marketplace and the TREC license records for recently inactivated agents - then call them and ask. It took some research for me but I bought 5 under value after buying my first one at full price. You must verify that the Supra (by it\'s number on the side) is a HAR registered supra (not another association. Supra\'s can\'t be switched from Dallas to Houston association they HAR told me for example. Don\'t get duped. Also you need to get signature from agent on record for owning that supra. One I bought from an agent that they were his mother in law\'s, she gave them to him for use and never transferred to his ownership so his signature on the transfer for was useless. I had to contact his broker (since i already paid cash for it) when agent stopped answering my emails/calls to get the right signature. Easy to buy them off market from agents if you know what you are buying. I suggest getting the number of the supra first, call HAR and verify the owner on record and make sure the seller matches owner on record...and be certain its a HAR registered supra too! Good Luck!!

Can a tenant refuse to allow access during the last 30 days of a lease due to CV19 concerns? Do they have to pay the last month\'s rent?

If the lease agreement allows a lockbox on the property for the last 30 days of the lease then that is the agreement and the landlord is allowed to access the property for showings. To my knowledge, Covid has not changed this. That being said, if I were a tenant, I would not want people coming through my home, especially if I were an at-risk group. For some people, it could be deadly. Even pre-pandemic, If a tenant is opposed to showings, they can make it difficult to impossible to have a productive showing. If a tenant doesn\'t want to allow showings, they can sabotage your showings in SO many ways! The property usually ends up not being leased during that 30 day period even though you\'ve spent countless hours trying to schedule and get into the house (that is not ready for a showing) and then when it is available, it already shows 30 DOM so you end up possibly losing the best prospects. To answer the question...Yes. But during these times, it seems like it would just make more sense to encourage the owner to put it on the market as \'coming soon\' and make it active once the tenant moves out.

Good morning, if it is in the tax report, you can file a protest, if it is in a MLS listing, it is a typo mistake.

The homes my potential agent is posting and have sold homes that are featured on this website.

Only HAR members can post listings on this website. Therefore, if your potential agent has posted listings on HAR.com, it means that they are a member. However, they may be licensed real estate agents but not members of HAR; then they will post listings on other sites.

My client wants to know rental potential in an area. How do I search rental history in a zip code for similar properities in HAR MLS?

Perform a CMA in that area just like you would for a sell or a purchase But instead click on the properties drop-down menu in matrix, and select rentals option to pull and generate comparables that are active, pending, and sold in the area.
