For my buyer clients, I will provide the following: 1. give a step by step list on how to successfully buy a house; 2. listings in neighborhoods of interest including information regarding schools, infrastructure, taxes, recorded public information, plats, homeowner's association dues, flood zone information; 3. loan processing; 4. homeowner insurance information; 5. study title commitment for title defects and liens; 6. provide samples of inspection report used by licensed inspectors; 7. accompany clients to inpection; 8. request a survey and explain encumbrances; 9. negotiate contract and repairable items; 10. inspect repairs; 11. remind client to turn on utilities prior to moving in; 12. explain the HUD settlement statement prior to day of closing; 14. go to closing

As the listing agent, I will provide the following services to my client/seller: 1. examine recent sales comparables; 2. provide necessary addenda and disclosures to be filled out; 3. explain process to liquidate title liens as taxes and loans against the property; 4. recommendations on how best to stage your home; 5. provide marketing strategy that fits your market area (e.g., bilingual flyers, ads, mls); 6. set a list price; 7. negotiate contract and necessary repairs; 8. coordinate inspection; 9. remind client to turn off utilities and end homeowners' policy; 10. request HUD settlement statement and schedule closing; 11. review HUD settlement statement with terms of contract; 12. accompany client to closing and make sure that funding takes place the day of closing.

Revisamos el estado HUD un dia antes del cierre para asegurarnos que no hayan doble cargos de servicios. Usamos nuestro conocimiento de contaduria para explicarle el desgloce de los costos. Revisamos la casa por ultima vez el dia del cierre. Asistimos al cierre para guiarlos durante el momento de firmar los documentos del banco y de la casa de titulo.

Como agente de los clientes vendedores, les asistimos en todas las etapas de la venta de la propiedad. Empezamos por estudiar el mercado de ventas en la zona donde esta ubicada la propiedad. Determinamos el precio de venta basado en el analisis del mercado. Llenamos todas las formas promulgadas por TAR y TREC para notificar al publico a cerca de la intencion de venta y las condiciones fisicas de la casa. Analizamos el mejor sistema de mercadeo e implementamos el mejor modelo ya sea por medio del internet o anuncios escritos en ingles/espanol. Revisamos el reporte de titulo y le hacemos sugerencias en como eliminar grabamenes. Informamos al cliente de cualquier contrato recibido y negociamos los terminos para obtener el mejor resultado. Revisamos el estado de HUD para estar seguros que los costos son los previamente acordados en el contrato de venta. Usamos nuestro conocimiento de contaduria para desglozarle todos los costos. Acompanamos a los vendedores al cierre.

Hemos comprobado que mientras mas altas sean las expectativas, mejores son los resultados.

Born and raised in Houston, I have spent the majority of my life becoming well acquainted with all things Houston. After graduating from The University of Texas in Austin with a BS in Nutrition, I began my career as a dietitian. After a short time, I decided to go back for a little more schooling, this time traveling a little more north, to Hyde Park, New York at the Culinary Institute of America, where I earned a degree in Culinary Arts.
