My clients want to host their own open house when I am unavailable to host one. The also want me to advertise the open houses on the MLS by adding the dates and times to the primary photos. Is that allowed?

Hey Ashley, Great Question. No, a client cannot host their own open house in Texas because a license is required to show property for sale or lease. An unlicensed assistant is also not permitted to host an open house or unlock the door for a client.

Hi Brenda- If you are looking on your HAR app, it is listed as the last line item under General Description before you get to the property map. If you are looking on your desktop it will be listed as the first line item to the right of the listing photo.

Expired Listings-How do I find the owners contact info?

Hi Aaron, you can find the owner’s contact info through Realist tax or Remine (included with your HAR dues). You will need to filter your search by area (zip, city or subdivision) choose “expired” listing status and then include owners name, email and mailing address. Remine will even export it into a spreadsheet for you. Good luck!

Client wants to move into a new complex but is stuck in a lease they dont want to be in.

Hi Joseph, Unfortunately they won’t be able to break their current lease unless they pay the fees required to do so. They can speak with their current landlord or property management company to see if they have other options available, but unless there is negligence on the landlords part that make the property unlivable, they will more than likely incur fees to break their current lease.
