The house in question has a 3 bedroom and an office. This office has a closet and French doors. Can the agent put in the MLS 4 bedrooms instead of 3 bedrooms and 1 office/library?

Hi Georgianna,You may have already resolved this since your post was back in September, but heres a quick clarification for you and others who might face the same question.Whether an office with a closet can be marketed as a bedroom depends on a few key factors: Tax Records & Appraisal District Data: Always check the tax rolls first they typically reflect the property as it was originally permitted (e.g., 3 bedrooms). Offices or flex spaces are not usually counted there, so if the appraisal record still shows 3 bedrooms, its safest to stay consistent with that. Functional Use & Building Code: A true bedroom generally requires a closet, door, and egress window (for fire safety). French doors and a closet meet some of those criteria, but if the space is clearly intended as an office or den, labeling it as a bedroom could be considered misleading. Best Practice: To stay compliant and transparent, most MLS guidelines recommend listing it as 3 bedrooms + study/office with closet rather than calling it a 4-bedroom outright. Hey Bing! Great Question. Im not aware of a specific list, but youll need to carefully review each application. Conduct a credit check, background check, employment verification, and rental history by making calls to confirm the provided information. I will also use Forewarn which is provided by HAR and very helpful.

I tried to add a new listing to MLS but got an error: this seems a duplicate listing, another listing with same address or tax ID exists.\nBut I searched MLS, there is no duplicate listing. Another transaction of this property was closed two weeks ago. Did I miss anything or did the previous transaction\'s agent miss to change anything in the previous listings?

I had the same thing happen to me. The previous realtor has to go in and post it as terminated or cancelled listing, (can\'t remember which one) in order for you to post it. And if all fails call Matrix help line and the will figure it out for you. Good luck

For short sale properties, how many days do you usually put for the option period? I know the lender\'s approval usually takes a long time, so if we put 10 days for option period, then it means the buyer will definitely lose the option fee and unrestricted right to terminate this contract before the lender even rejects the offer.

Ten days should be fine, while the earnest money and option fee are due upon execution of the contract, the effective date will automatically be amended when written approval is obtained to the date that seller provides the written approval to buyer. See Paragraph F of the TREC Short Sale Addendum. The option period will begin at effective date of contract and will continue for specified number of days after approval is obtained. Basically, if it takes 90 days to obtain lender approval, option period will be a total of 100 days or 10 days after lender approval is provided to all parties. If I was representing the buyer, they would be highly encouraged to not pay for inspections , surveys etc until approval is obtained, but you will have plenty of time for estimates and repair bids if applicable. Side note, option fees are typically significantly lower since most short sale lenders will not allow them to be applied to the purchase.

Can I use the App for Commercial Real Estate? If yes, the App needs some improvement or I need more training on it.

I also wish there are tools similar to MLS or HAR.com for commercial properties but as far as I know this is not the case yet. Alternatively, you may try commgate or cimls.com, but most professionals still go to loopnet.
