Suzan Phenicie joins Martha Turner Sotheby's International Realty this year and brings a wealth of experience, accomplishments, and knowledge with her. Suzan grew up in the Texas Real Estate business, her father was a local Houston broker and a huge influence on her career. Through the years, Suzan has learned one important factor, the industry is always changing and it is paramount remain flexible and informed.

Understanding the market is key when estimating the value of a home. As a previous Economics Instructor, she believes that educating and guiding a client through this process is of the utmost importance. This can only be done through listening carefully, building trust and understanding the current climate of Texas Real Estate. Suzan's goal in every transaction is to become the trusted advisor.

Creating value in the real estate industry and helping others is her passion. She invests time in teaching C.E courses for the state and previously taught licensing courses at Champions School of Real Estate. She is a certified International Specialist and has completed the Texas Realtors Leadership Program.

A few of Suzan's past endeavors include VP of Sales and Managing Broker, Trainer and Assistant Manager, Government and Economics Instructor for Houston Christian High School. She is currently on the HAR Global Affairs Committee and a past member of the HAR Political Affairs Committee.

Suzan's education includes a M.Ed. from Houston Baptist University, Post Graduate work at Texas A & M University, and a Bachelor of Arts from University of Houston main campus, a Broker's License and a Texas Teaching License. Currently, Suzan is working toward a Master of Legal Studies at Texas A & M School of Law.

Karen Loving is an energetic, knowledgeable Realtor, who is passionate about providing clients with a level of service that exceeds their expectations. Karen has built her business on a foundation of integrity, excellence, and 30 years of experience in the Houston market.

Raised in St. Louis with five siblings, Karen grew up building furniture with her older brother, sparking her passion for home design and construction at a young age. She attended Missouri University of Science and Technology, graduating with a BS in Petroleum Engineering and a minor in Communications. Relocating to Houston, Karen then launched a successful career as an engineer and consultant in the oil and gas industry and earned a master's degree in Environmental Engineering from University of Houston.

As an area resident for more than 30 years, Karen has broad knowledge of the Greater Houston Metroplex. Across Clear Lake, The Woodlands, Sugar Land, and more, Karen spent years attending sporting and school events with her children and spending time with family. During her time in Houston, Karen has lived in six different communities, including central and northwest Houston, the Energy Corridor, and the Cypress area.

With her knowledge of the city, her love for design and engineering, and her experience in sales and communications, Karen was understandably attracted to the real estate profession. Passionate about people and service, Karen has built a reputation as a Realtor who is dedicated, hardworking, and an invested advocate for her clients. She concentrates on understanding her clients' objectives when preparing to sell or buy the perfect home. She has a talent for recognizing potential and guiding clients on preparing their homes to attract higher prices and shorter marketing times. Sellers benefit from Karen's staging and design suggestions. Karen is also a Senior's Real Estate Specialist, assisting 50+ homebuyers and sellers with major financial and lifestyle transitions.

Karen is married with three children and has four Cavalier King Charles Spaniels she adores. She is an avid gardener and community volunteer and holds season tickets to the Alley Theater.
