Getting a home inspection is very important part of the home buying process.   Home inspectors are in Texas are licensed by the Texas Real Estate Commission and follow a specific list of items to check.  A home inspection is intended to report major damage or serious problems that require repair.  If you are purchasing a resale home you should know up front that there will several small items on the report.   All homes experience wear and tear.  What you should be looking out for are MAJOR problems.  Your home cannot “pass or fail” an inspection.  The seller may be willing to negotiate completion of repairs or a credit for completion of repairs.    A home inspection will include appliances, plumbing, electrical, air conditioning and heating, ventilation, roof and attic, foundation, general structure.  The inspector will not recommend if you should purchase the home or not the inspector’s job is to make you aware recommended or necessary repairs.
