Can you move your Over 65 Tax rate "ceiling" to your new home ?

Most people know you can freeze your property taxes in Texas if you are over 65, Disabled or a Surviving Spouse Over 55. But most people do not know that you if you move to a new home you can request a Tax Ceiling Certificate to help reduce the school taxes on your new home.

The tax ceiling is an "upper limit" dollar amount applied by your school districts tax office. Texas Legislation in January 2004 enabled the school tax ceiling certificate for Texas homeowners.

If you move you first need to apply for the over-65 exemption or the disability exemption for your new home then you can transfer the percentage of school taxes paid on your previous home. It is not the upper limit dollar amount that is transferable but the percentage of school taxes paid.
