Repair or not to repair? - That is the question

Please keep in mind that even a small repair can cause a buyer to start thinking there are more repairs to be found.  They will often times start looking for flaws

Also, buyers usually overestimate the cost of a repair.  If there is a known repair needed, then it is often better for the seller to make the repairs before listing.  This will help with a positive showing experience for the potential buyer and usually cost
the seller less in the long run.
