While a list of numbers can seem boring, they tell a real story on the strength of the local real estate market which will offer valuable insight for those considering moving, renovating, refinancing, and so on. Our monthly report is based on a 12-Month Average, not just month to month reporting you will find most places. …Why is this important?... Because, tracking the trends of home values smooths out the month-to-month price fluctuations, or noise, giving you a more accurate picture of where the market has been and where it is headed, helping you make much better decisions regarding investments in your home.

Below is a list of the categories we report each month and what the importance of each category is to you. |

Number of Homes Sold – The is the number of homes sold in the month reported. We include a percentage of increase or decrease in the number of homes sold. This gives an indication as to the overall health of the market. |

Price per Square Foot- This is based on a 12 Month Average and gives you the average sold price. We include a percentage of increase or decrease over the Last 12 Months which will indicate if price is in an upward trend or downward trend as in a market where an overall price correction is taking place. This number can fluctuate significantly between the Luxury vs. Non-Luxury market and the price points within each, so be sure to request our Nest Egg News Summary report to see how your value range is performing. |

Days on Market- This number is the average days a home is listed on the market before it gets an offer and goes into contract. We include a percentage of increase or decrease so that you can see whether you can expect it to take about the same, a little more or a little less time to receive an offer and Get Your Home Sold. |

Number of Active Listings- This is the number of homes that are currently Active on the market. We also offer a percentage of increase or decrease so that you can see where the local market is trending. For Home Sellers, this indicates how much competition you have if you are selling your home. |

Months of Inventory- This number indicates “months of supply” meaning that all listings can expect to be sold in the number of months reported if no more properties were listed for sale. Based on a 6 Month Average, any number below 6 months indicates it is a “Seller’s Market” and any number above 6 months indicates a “Buyer’s Market”. |
