How to make your offer standout in a multiple offer situation seems like a huge challenge in today's market, right? The lack of inventory has placed a high demand still on homes here in Texas, especially ones that are renovated and ready for their next owners. Do you have what it takes to stay in the game and win? Can you stay the course when it seems everything is hopeless and you will never find the home you are looking for? I want to encourage you to wait for itTRUST your realtor!

Buyers are under a lot of stress when they look for a home. Whether it's your 1st home or 3rd home, it never gets any easier. They have a lot of money on the table, are filling out tons of paperwork, and moving sometimes across state lines for another job. Throw in the family dynamic and getting kids acclimated to new schools, new friends, and possibly being away from family for the first time, and it can seem completely overwhelming.

That's when a realtor comes in. We are here to calm your nerves, navigate through paperwork, move the constantly moving puzzle pieces together so they fit, and help you find your next dream home. Our job is to explain, research, show homes, write up offers, negotiate, and make sure everything is done in a timely manner. We are the managers of the “project.” This is a very important and life changing experience that affects your future, so we take this very seriously and our clients and their welfare is our top priority!

When you find that dream home and often times there are multiple offers on the table, your realtor should help you navigate a strong offer that will be noticed. Note: We cannot write what's called love letters anymore to appeal to the sellers' hearts, but we can say what you love about the house itself. A strong offer is what I consider a clean offer. A clean offer states what you are willing to give to own the home. It is thoroughly filled out completely and without errors. If offers a short inspection period of 7 days or less for time to have the home inspected and repair amendments to be made. It includes all addendum that need to be added. A strong offer will give a large enough earnest money amount which is credited to you at closing. This earnest money simply is a measure of good faith to say hey, we really love this home and are serious about buying it. 

All cash offers are strong, but most people don't have all cash, so putting down 20% or more always looks good to a seller. It shows you are a willing and able buyer who is serious about purchasing the home. Contingencies are becoming more acceptable these days, but if someone doesn't have a contingency, they will often win over your contingency offer. Try to sell your house first to buy the next one. If that's not possible, your realtor will help you navigate those moving puzzle pieces as well. An experienced realtor who has worked with various situations will be able to cater to your needs.
