Desirable Meyerland Community

About a year or so ago I had a client that wanted to purchase in the Meyerland area.  We found the first property, shown as "Active" put in an offer only to be told that we were "in line" for consideration.  We did not "win" this offer, not realizing we were in a "bidding war".  Immediately we found another property in an "estate sale", clients loved the propety.  I advised them to make their "highest and best offer".  We bid about 35K over the asking price, learned we were 1 of 15 offers, and we LOST the offer!  I was SHOCKED.   Back on the "Find" trail, I was able to locate another property my clients fell in love with.  This time, there were no other offers pending, no "bidding wars" to contend with, etc.  We negotiated and closed and my clients are "happily ever after".  I suppose the moral of this story is LOCATION, LOCATION, LOCATION.  Many of the subdivisions surrounding Meyerland are in a desirable situation.  Many of the subdivisions are experiencing "re-development".   Many years ago I lived very near Meyerland, and played softball
in the Link Valley areas.  Today those areas are so desirable for re-development.
And, all this activity happened during a "down turn market".  Houston is well and thriving.
