Threshold Realty has had many different faces throughout the years from a one-man show to a boutique real estate firm with a dozen agents. While I loved mentoring other agents, I have settled back into being the hands and feet of the business, which would not be possible without my other half and business partner, Damon Welborn. I guess you could say you get a 2 for 1 special with us!

I was born in Victoria Texas moved to Houston when I was three. Currently live in Tomball since 2004.I was in finance for over 20yrs before I found my true passion in real estate. I'm a numbers girl so that part of real estate makes sense to me . I love puzzles so finding all the pieces that come together to make the big picture is what drives me. The pieces of working with the sellers to make their home presentable and priced right so that we can put the other pieces together of finding the right buyers to fit in the right home they are looking for is what inspires me to do everything I can to make that beautiful picture.MY motivations is my family , my husband, son and daughter. After raising our kids who are adults now, I can focus on my clients and helping their journey as smooth and enjoyable as possible.Things I enjoy doing, spoiling my mini golden doodle Duke, reading and growing spiritually. Keeping my eyes on Christ is where I get my strength.

Her journey in real estate began with a BBA degree from the University of Texas at Arlington, providing her with a solid foundation for delivering exceptional market analysis, real estate evaluations, and negotiations. Over the years, Pat has fostered enduring relationships with lenders, bankers, investors, and title companies, expanding the financial options available to her clients.


In the last 14 years, Pat successfully transitioned her focus to commercial real estate, overseeing the development of twenty office park projects with more in the pipeline. Collaborating closely with developer clients, she plays a pivotal role in co-designing, marketing, promoting, and managing custom-built offices.

Pat has assembled a dedicated and client-focused business team at Texas Sage Properties, specializing in assisting clients with commercial property transactions. Whether it's purchasing or leasing commercial spaces, or listing properties for sale or lease, Pat ensures that every step of the sales and leasing process is a memorable experience for her brokerage clients.

Katja moved from Mexico to The Woodlands in 2010 and received her Real Estate license 4 years later. She moved to Tomball in December 2018 and joined the Better Homes and Gardens Real Estate Gary Greene in January, 2020. She holds a special interest in the Residential real estate market in North Houston and surrounding areas. Katja is also fluent in German and Spanish, from her time spent living in Germany and Mexico, which has been a great tool in her career. She has lived in different countries and cities throughout her life and feels that it has made it easy to identify with clients from all different backgrounds. Katja learned to adapt and to listen to different personalities, which helped her to be open to understanding the different needs of real estate clients. She joined the Houston real estate market in 2014 because moving around had helped her understand how hard and emotional it is to list your home for sale and move to new places. She has a background in Engineering that has given her the skill to be very organized. Her clients love her calm personality and strong negotiation skills. Katja and her husband have three kids. After serving an 18-month-long mission their oldest is now studying at Brigham Young University. Their middle son is has worked as software developer and is serving a mission in the Washington DC area, and her youngest son is a senior in Tomball High School. Her husband has worked in construction as an inspector, warranty specialist, in the pool business, and as a home-builder. A lot of her free time is spent volunteering at her kid's school and church. Katja loves her Real Estate career because it gives her an opportunity to keep learning every day, and the chance to meet new people, as well as helping her clients to fulfill their dream and preparing for new opportunities and adventures. She is grateful to say that many times a friendship has developed with clients, and they have stayed closely connected after closing.
