I am about to list a house and the sellers have finished an area that was not originally included by the appraisal district when the house was built. This will be a high dollar transaction, and the difference in square ft will add well over $100,000 to the price. Has anyone hired a company to verify / validate / document the square footage of a house? Any suggestions or recommendations?

Hey David, Great Question. I'd suggest hiring a professional appraiser to get an official measurement. Its important not to rely on your own measurements, as that can lead to liability issues. If you want to help a bit more in regards to helping a client (or yourself) protest your property tax, you can then run a market analysis based on the new and accurate square footage you have. Hey Syed, Great Question. In Matrix, start your search under Single Family or whatever property type you need. Scroll to the bottom and click Additional Fields Add/Remove. Search for HOA Mandatory, add it to your list, and save. After that, youll be able to filter your searches by whether the property has a mandatory HOA. I hope this helps! Ashley, Congratulations on your listing of a rental client/homeowners property. After the listing agreement has been presented to your customer/client. The CMA is the most important document you want to review with your customer. Once your customer has signed the listing agreement, You now want to start the MLS entry.The information from the listing agreement should help you when completing the MLS data. Make sure your client is aware of all information that will be listed on MLS. I suggest taking pictures and uploading them before making the listing active. Ask your client for at least two keys to the property one for the lockbox and one for you to have in case the lockbox key is misplaced. Ask your client are there any requirements for the tenant. Review a dummy lease with your client and have a lease agreement ready once a tenant has been selected.
