What To Look For During Your Final Walk Through

So you have written an offer on a home, it was accepted, and you are finally at the finish line. With closing in just a few days or hours, you are going to want to do a "final walk-through" with your agent. You have probably already had a home inspection and this is an opportunity to ensure that everything is in final working condition and up to your standards. If you and the seller agreed upon any repairs, this is the time to double check and make sure everything was completed properly. You don't want to be stuck with any suprises (ex: broker water heater) when you finally get settled in after closing.

 

Here is a checklist of what you should be looking for at your final walk-through :

  1. Any major changes to the property?
  2. Agreed upon modifications or repairs completed?
  3. Receipts/warranties/guarantees provided by repair contractors?
  4. Indications of roof leakage?
  5. Gutters & downspouts secure? leaking?
  6. Signs of rood surface, vent, or chimney damage?
  7. New cracks, paint peeling, or other visible defects?
  8. Trip hazards, cracking in walkway, driveway, or steps?
  9. Plants growing on the house?
  10. Stairway & railings secure?
  11. Signs of inadequate surface drainage?
  12. Signs of soil movement in areas around the home?
  13. Indications of new water entry?
  14. Indications of new foundation cracks or movement?
  15. Musty odors or signs of mold or mildew?
  16. Stains, cracks, or damage to interior walls, ceilings, or flow?
  17. Cracked or broken windows?
