Have you ever visited a home for sale and thought "What were they thinking?". Or maybe you said "I love this. Can they just move out and I'll move in with it just like this!". Paint colors, furniture placement, landscaping and fragrances are some of the most notable items that visitors will remember after touring a home. While your current furniture and decor may work perfectly for your lifestyle and taste, consider subtle changes that allow home buyers to imagine how they will personalize the space.

The first impression buyers will have of your home will most likely be the online photographs. I can't say enough about the importance of de-cluttering and organizing prior to picture day. Often, clients will quickly skip past listings that have messy piles of laundry or cluttered counter spaces in the photos. Attractive photos, attract more buyers.

Next in line is the infamous 'curb appeal'. Landscaping, lawn mowing, tree trimming, and flower bed and mulch maintenance are the first things your buyers will see when they arrive at your home. I once took a client to view a home where we noticed the carcass of what looked to be a bunny in the shrubs near the front door. We wondered exactly how long it had been since the homeowners checked on the property - since the carcass was in such a condition. If you're going to move prior to receiving an offer be sure to have someone manage the property and keep it in top notch condition for visitors. Keep your front entry free of webs and critters. Place a nice wreath and a new welcome mat at the door. Little investments go a long way!

As a self-proclaimed 'professional odor-identifier,' I can tell you nothing is more distracting than pungent odors greeting you at the door. Whether its the smell of a garbage disposal in need of attention or an odd combination of fragrant air fresheners, scents speak to us all in different ways. Play it safe with crisp, clean scents like fresh linen and a mild cleaning agent. Try adding a few live plants to help create an airy atmosphere in smaller spaces. Create a basket or dedicated drawer to store a mildly-fragrant cleaner, a lightly scented room spray and dryer sheets. When you get a showing notification, grab your kit and freshen every room of the house. Another great idea is to place a few automobile vent clips in or near the vents in your home. It is a great way to get a consistent fragrance throughout the home. But remember - don't overdo it!
