Purchasing a Home...for Buyers

STEPS TO PURCHASING A HOME SIMPLIFIED (BUYERS) 

1) Contact The Housing Buzz and speak with Bridget Bryant, Real Estate Pro to formulate a client/agent relationship. It is helpful to have a list of "Must Haves" to begin finding the home of your dreams!

2) Get Pre-Approved for a Mortgage: It is best to have a clear picture of all resources and set the expectation of how much house you can be approved for and how much house you can afford. Most people who are in the market to purchase a home, start with searching for homes prior to speaking with a loan advisor. This often times sets wrong expectations and increases the heartache of falling in love with a home that is outside of your budget. Database of loan advisors available.

3) Once a pre-approval letter is obtained, we will then narrow down your search and begin viewing properties.Bridget will set up times to view the homes on your list and provide insight to consider for each property. It is helpful to take notes for each property that is viewed to be able to review your notes when making a final decision.

4) Congratulations! You have found the home of your dreams and are ready to make an OFFER! After consideration and speaking/gaining insight from Bridget, an offer will be submitted. If the offer is accepted, you are well on your way to home ownership!

5) It is now time to schedule a home inspection. A database of home inspectors will be available to you, if needed. You will need to hire an inspector to go out to the property to search for any major defects. Should major defects be found or you change your mind, this is the time that you can back away from the sale as long as an option period has been purchased.

6) After the home has been inspected and both parties (buyer and seller) can come to an agreement on repairs, your mortgage lender will schedule an appraisal to determine the value of the property. As long as the property is able to appraise for at least the listed price, the contract remains and we are one step closer to purchasing the home of your dreams!

7) It''s Underwriting time! Your file will now go to the underwriter who will review all documents related to the loan and we will wait for a CLEAR TO CLOSE (CTC).

8) Once we have a CTC, Bridget will schedule a time to close (sign documents) at the title company. A final walk through will also be performed prior to going to the closing table.

9) WE MADE IT! It''s time to seal the deal with all necessary signatures at the closing table! Congratulations on becoming a homeowner!!
