After meeting with my financial advisor, I am more convinced than ever that I was an idiot for not pooling every available penny I had and buying more real estate five years ago.As we talked about the various vehicles to invest some money I had received from my mom's estate, he basically told me that stocks are iffy (we all know the political climate creates uncertainty in the market) and there were some very low risk ( meaning very low return) vehicles, but his advice was buy real estate. I know this, and I have purchased one investment property, but I should have been doing this consistently. Five years ago, you could still find a house for under 120k that needed very little work other than cosmetics, and you could still make a good return on investment as a rental property. Now, a good return on that rental would be more in the fact that it will appreciate over time and the resale of it is where you would see the return, and a good one at that. The days of the $100k rental property that brings you in a profit every month are flitting away, but it won't get any better than today. Property Values keep going up and the need for rental homes continues to grow as more and more people enter the market without the ability to purchase. So five years from now, don't kick yourself for not investing in real estate back in the good old days of 2019! The window on investing is still open, just not as wide as it was!
