The "Perfect Home" that got away...

"The home you saw today and want to think about tonight, will sell today to the person who saw it yesterday and thought about it last night".  I saw this saying recently in a sales office for new construction.

How many times have you shown property and, finally, the buyers find the perfect home?  The one that makes their heart sing and has everything on the wish list!Thinking

You are excited for them as well, because you think it is a great house.  They tell you they need to think about it overnight, just to make sure that they were not working on emotion alone.  You want to tell them the stories of the "ones" that got away, but hesitate because you don't want them to think you are pressuring.  However, you do mention that it could happen, even for properties that have been on the market a good while.  I tell them my "House Fairy" theory.

After a smile and knowing nod, they still want to think about it overnight.  And bingo, under contract, gone! 

Did I let the listing agent know that there was sincere interest?  Yes.  Did I offer the option period to get it secured for them?  Yes. Did the house get away from them anyway?  Yes...and I am back to singing Willie's song "On the Road Again" as we head back out there to find another "perfect home".
