There’s A Sign In The Yard, But It’s Not On The MLS!

Friday I ordered this sign out to a new listing I have in the Aberdeen Green community. The actual listing won’t be uploaded to the MLS until June first. So, why do I have a sign out 3 weeks in advance?

There’s a lot of different reasons that you’ll find a sign out front before it hits the market. In this particular situation the home is tenant occupied until the end of the month. Ordinarily during a lease the home is marketed (with showings) during the last month. In this situation the tenant did us a favor by breaking the lease early so we could sell the home now versus in October (slower time-frame) in return, we’re giving him “his space” while packs things up and plans his move-out.img_20140501_150227

There’s a nice win-win here. The seller has their home being pre-marketed for interested buyers. The Houston area is in the midst of a very strong sellers market. Creating excitement by adding a “Coming Soon” rider can definitely benefit both buyers and sellers.

Within 12 hours of erecting this sign and rider I received 5 phone calls. Buyers are interested!

I should have this home sold before it hits the market on June first!
