The Biggest Five Aesthetic Mistakes Sellers in Kingwood Texas Make when Selling Their Home, by Bryan Fagan, expert real estate agent

thetics play a huge part in a successful sale. Buying a home is often an emotional decision. Aesthetics have a powerful ability to affect emotions. We'll go over some of the top aesthetic mistakes sellers in the,in this article. Kingwood Texas Use this so you can avoid making these mistakes and get a higher price when you sell your house.

Mistake #1 - Poor Lighting

Lighting is crucial when showing your house to a buyer. A house that has a lot of natural light and is bright seems welcoming. Houses that are dark seem to be much more gloomy.

Pull back all the curtains after opening all the windows. You should consider adding additional lighting in your house if the present lighting is inadequate.

2nd error - Neglecting Fragrance

The subtle scent of your home plays a large role in the purchaser's attitude. You should not have any unpleasant or foul odors in your home.

To inherit the seller's odors is the last thing a buyer wants. It could go a long way to use some soft air fresheners before showing the house.

It is also important to remember to pay attention to your home's exterior as well as its interior. On the exterior, both the paint and yard play an important factor in the buyer's decision making process.

The exterior gives the buyer a first impression of the house.

Another common deterrent for a potentila buyer is a wild color scheme that does not appeal to many people. Pink may seem pleasing to you or could possibly be a match with your paintings. While you may like the color scheme in your home it may be a big turn off for a potential buyer.

Why assume the chance? Before showing your house, make sure all the walls are painted a neutral color.

5th Error - Failing to Perform Apparent Repairs

Apply WD-40 lubricant to stop hinges from being squeaky. Have it fixed beforehand,if any major utilities equipment isn't working. They should probably be replaced,if any of the kitchen cabinets or counter tops are chipped or look old.

All mold, mildew and dirt should be removed from the tiles. Replacing old windows often pays.
